The Ministry of Education (the Ministry) are seeking registrations of interest from main contracting companies to carry out remedial works to an existing school building located in Waitakere in a mix residential and commercial area. The building was constructed in 1972 and modified in 1997.
The building is clad in a mixture of flat and profiled fibre cement sheet and the newer extensions are a combination of flush and relief-jointed fibre cement sheets. The block has a complex number of different roof forms and coverings, comprising metal profile claddings and butyl rubber membrane.
The proposed works broadly compromise the following:
(a) Removal of original metal profiled roofing and flashings and replacement with new metal profiled trapezoidal or flat tray product. Reframing of all roofs to provide a 5° pitch as per Ministry of Education requirements. Provision of insulation and underlay to replaced roofing areas and replacement of all rainwater goods with new large diameter downpipes and gutters.
(b) Removal of existing fibre cement sheet panels and replacement with new claddings over a drained and ventilated cavity system. Modification of entry walls to drama theatre foyer, provision of insulation to all external walls.
(c) Upgrades to the fire protection requirements to meet NZBC and Ministry of Education requirements.
(d) Replacement and refurbishment of all aluminium and timber joinery units with new aluminium units
(e) Adjustment to timber decking to provide clearance for new wall claddings
(f) Making good to all internal elements
(g) Adjustment of ground levels to provide improved clearances and upgrading of ramp falls and landing areas to meet NZBC accessibility requirements
