The Contract Works require:
- Demolition of the existing ridge pop-up vent along the full pool hall ridge (approx. 28.9 m), with careful removal, storage and reinstatement of the aluminium louvres. Removal of the existing roofing underlay accessible between the trusses, with edges taped to stop debris entering the pool.
- Structural remediation to all existing roof trusses to BG&E's design: steel strap bracing, timber struts, a continuous apex tie, and repair or replacement of truss connector plates with plywood gussets. Replacement of the roof purlins.
- A new engineered timber-framed ridge pop-up structure.
- New roofing to the pop-up only: pressed metal roof tiles to match existing, flashings, fibre cement cladding on rigid air barrier, fascia, barge boards, soffits and underlay.
- New box gutters and uPVC downpipes along both sides of the full roof length.
- Repaint of all exposed roof framing and existing truss connector plates.
- Hold points for asbestos sampling of the pop-up (any removal by Variation at tendered rates) and BG&E construction monitoring inspections.
The main roof underlay is not being renewed and the existing internal box gutters are retained and cleaned only.
The pool building is approx. 450 m². Works are under Building Consent Exemption EX260300 (Kaipara District Council). The pool will be out of service during the works and may need to be drained; pool plant and equipment must be protected and the enclosure kept weathertight.
