Te Kura o Ōmanaia is seeking a suitably experienced Main Contractor to deliver a bundled programme of refurbishment, lifecycle replacement and site improvement works at the School.

The Contract Works combine several workstreams into a single construction package to achieve efficient delivery, coordinated site management and value for money. The works generally comprise:

Block 3: Removal of existing unsuitable wall coverings within the cooking room and installation of new durable, hygienic wall linings suitable for food preparation activities.
Block 11: Removal and replacement of deteriorated timber decking, landing and steps, including inspection and remediation of underlying supporting structures where required.
Block A / Pool Changing Facilities: Refurbishment of the existing pool changing facility, including decking, flooring, internal linings, sanitary fixtures, plumbing, partitions and external doors.
Swimming Pool: Pool preparation and fibreglass relining, together with replacement and upgrade of associated skimmers, pipework, pump, filtration equipment and ancillary infrastructure.

The successful Main Contractor will be responsible for overall site establishment, programming, supervision, health and safety, management of subcontractors and nominated specialists, protection of existing facilities, quality assurance, commissioning and handover.

The School is expected to remain operational during portions of the works. Tenderers must demonstrate suitable experience and capability in delivering refurbishment works within operational school or similarly occupied environments.

The preferred construction commencement is 18 December 2026, with works programmed to maximise the summer school holiday period and minimise disruption to teaching and learning.
