With ongoing regular water ingress in the buildings at Tui Glen School a targeted condition assessment was carried out which identified deterioration in roof coverings. This extends to Blocks 1, 2 and 3 flat roofs and the entire metal roof on Block 4.
Both the Blocks 1 and 2 membrane roofs are proposed to be replaced with a warm roof solution. Skylights are to be removed. Due to the proposed roof pitch changes the clerestory windows are to be altered and replaced complete with manual winding gear.
The Block 3 flat metal roof is to be replaced with improvements to the pitch. The clerestory windows are to be replaced, complete with manual winding gear.
The entire roof of Block 4 is to be replaced including development of 450 mm extended gable ends. The wall cladding is an asbestos product; this is to be replaced with timber weatherboards.
Some consequential interior work is required that includes the replacement of damaged ceiling and wall linings.
The works will be carried out in a phased approach utilising school holidays where possible and with an agreed sequential delivery to minimise disruption to normal school operations.
The asbestos removal will need to be undertaken during school holiday periods.
