i. Description of the Contract Works: Removal & Replacement of the existing roof to the administration block, including re-pitching, removal of the boiler flue and chimney, and installation of new roofing, skylights, spouting, and weatherboards to achieve full weathertightness.
ii. Size/Scale: Medium Works
iii. Requirements for phasing and/or staged handover of the Project: No staging required; works to be coordinated within a live school environment.
iv. Description of the site including conditions, known constraints: Works within an operational school with limited access, requiring management of noise, safety, and disruption. Potential for unknown conditions due to existing building fabric.
v. Limitations/special requirements: Temporary weather protection required. Asbestos-containing materials (soffits) to be managed in accordance with regulations.
vi. All applicable project specific details: Allowance for potential timber rot and coordination with school for temporary relocation of affected staff.
vii. The Contractor will be engaged through a Medium Works Contract. No Contract related tags will be considered. The Principal prefers there to be no drawings and specification related Tags.
