Overview

i. General description of the Project: This procurement relates to the delivery of the External Envelope Remediation Project, which addresses widespread deterioration of cladding, timber joinery, structural timber elements, rafters, posts, soffits, and weatherproofing components across blocks 4,5,6,7,11,12,15,17,19, 20, 21.
ii. An existing redevelopment project is currently underway on site under a separate contract. The Contract Works will be required to be carefully coordinated and carried out in conjunction with the ongoing works to ensure safe, efficient integration and avoid disruption, interface risks, or conflicts between contractors.
iii. Outcome sought: The outcome sought is to restore the performance, safety, and durability of the external building envelopes, improve weathertightness, replace failing timber joinery with new thermally broken double-glazed aluminium units, remediate decayed structural elements, and ensure the buildings meet current compliance, durability, and operational requirements.
History: The project has arisen due to ongoing deterioration, repeated weathertightness failures, decayed timber elements, presence of asbestos in some cladding/soffits, and the need to modernise joinery, cladding and insulation in older school buildings. The school has experienced incremental damage over time, and this project consolidates multiple required upgrades to prevent further degradation and extend the asset life.
