Construction services are required for a minor redevelopment project at Spotswood College. Works are simple in complexity and are to be delivered in a single stage.
The outcome sought is for a main Contractor to provide construction services which are an enabling works package that support a larger and separate upcoming construction project at the school (to be procured separately through eligible contractors of the MoE Construction Directory Panel)
The required Contract Works include are:
i. Rationalisation / removal of 4 x old relocatable buildings
ii. Site wide fire alarm upgrade
iii. Construction of new sports hard courts
iv. Reconfiguration/refurbishment of a canteen space
v. Works are simple in scope and in complexity
vi. Key risks include:
• In-ground/Contamination (asbestos) has been identified on site and poses as a risk to the project. The level of investigations in hard court area have been minimally intrusive to date, so the actual scale of the in-ground contamination won’t be fully understood until works begin. Asbestos surveys have been included within the supporting tender documentation
• Financial: There is limited budget available, scope will likely have to be reduced if the tender price comes in higher than anticipated
• Decanting/staging: This work is critical path for the separate future Major Works project which is in design. There is limited space available for decanting which could become problematic if the programme for the Canteen works proposed through this procurement are delayed.
• Political/stakeholder pressure: Ongoing interest from multiple parties
