Overview

Newtown School have allocated SIP and other 5YA funds to a reconfiguration of Block A (Phase 1).

• Completion of phase 1 will see the library, staffroom, and admin functions re-housed into a building known as Old Tui. This will in turn allow for work to commence on phase 2 - the reconfiguration of the space vacated by these functions.

• This procurement will be for a Main Contractor to offer a fixed tender for phase 1 and we reserve the right to negotiate directly with the phase 1 successful tenderer when phase 2 designs become available. Although we will endeavour to approach the construction as a single project in consecutive phases, the negotiation for phase 2 will be contingent on the performance of the supplier during phase 1 and value for money on phase 2.

a. The Contract Works required are:

i. Phase 1: Predominantly internal works to demolish the existing internal fit out of part of the Old Tui Building and supply and install new partitioning, internal joinery, ceilings, finishes and services infrastructure to house the library, staffroom and admin functions of the school.

ii. Carry out required demolition and construction, and manage all subcontractors to deliver the project described in architects’ plans.

iii. Phase 1 is required to be completed in order to free up space for phase 2.

iv. The site is within an open and active school. The school is able to allow works to be carried out during term time so the contract will not have to be undertaken in holidays.
