Design and Build services are required for an Administration Block replacement project at Pigeon Mountain School.
This project is a mixed panel approach including both Construction Directory Panel and Offsite Manufacturing (OMB) Panel members with a maximum of 3x suppliers involved in the tender.
The new 180m2 administration block’s internal layout must include the items below and also have 3m decks and canopy with stair and ramp access:
• Reception area
• Principal’s office
• Deputy Principal’s office
• General office
• Staff room
• Sick bay
• Saferoom
• Accessible bathroom
• Staff bathroom
• Student bathroom
The current Administration is in poor condition due to ongoing issues relating to weathertightness. The scope of works also includes the future demolition of the old block and make good, once the new Administration Block has achieved practical completion.
Works are limited to the Administration blocks only, the Ministry is not undertaking any additional works across other areas of the school. Supporting tender documentation is fairly limited and we have released all available files that we have on hand.

This contract was awarded to Construction Management Group (Building) Ltd and began on 05 January 2026. The term of this contract is until the completion of the of deflects liability period (post construction stage) of the project.
It is intended that the whole of life contract value resulting from this procurement will fall within the $1m-$5m value band.
