This project is very unique in that it is the last Hundertwasser building and will be the second of only two Hundertwasser galleries to be built in the world, which will meet the strict specification and requirements of the Hundertwasser Not For Profit Trust, based in Vienna.

These designs, specifications and requirements were set by Friedenreich Hundertwasser in the early inception of the project before he passed away and must be met for the building to be licenced and considered a genuine piece of Hundertwasser Architecture. Every part of the project is required to live into the philosophy of the late Austrian artist. Hundertwasser had a strong relationship with Maori in Northland and as such provision has been made for the first ever curated Maori Art Gallery to be housed within the building, exhibiting the finest contemporary Maori art from across the nation and locally.

In scope The areas covered by this contract are:
 contract setup and site establishment
 shop drawings and performance specified design for key trades as required
 package 1 - deconstruction of the existing building including identification and isolation of services if required. Construction of the below ground foundations including large driven steel piles and concrete ground beams
 package 2 – construction of the building floor and superstructure, services, internal partitions, joinery, landscaping
 package 3 – provisional sum wet/ bespoke trades including finishing trades such as plastering, tiling, brickwork, green roof, the Trust will nominate the provisional sum amounts

The responding parties will be required to quote for all aspects of the project. The Trust reserves the right to award the contract in two key components:
 package 1
 package 2 and 3

Areas that are out of scope include:
 client side project management of the construction phase of the project
 design and engineering
 application for building consent
 clerk of works/ client supplied items co-ordinator to be provided by client
 proposed park to park works is by others
 permanent road works
 traffic light configuration
