Overview

The site is located at 109 Clarke Road, Te Puna. Western Bay of Plenty District Council is proposing to subdivide the 11.67ha property info four additional rural residential allotments to be accessed from Clarke Road, together with a 10.30ha balance allotment which will be vested as a reserve with the Council for community benefit.

The solution for this tender package involves the provision of a new accessway and the installation of essential services to the five lots as outlined in the attached documentation BCD drawings “25-02-26 Civil Drawings – 109 Clarke Road Subdivision 24-1545”. This includes the construction, and establishment of an access road, ensuring safe and efficient entry to each lot.

Additionally, the necessary utility services such as water and stormwater will be installed as per the documentation. The work will be carried out with careful attention to site conditions and any regulatory requirements, ensuring the subdivision is completed in a timely and cost-effective manner.

Upon completion, the accessway and services will enable WBOPDC to submit the necessary applications for titles, meeting all requirements to proceed with the subdivision and final approval. This solution provides the necessary infrastructure to fully develop the site and supports WBOPDC in completing the subdivision process, ensuring future land use is facilitated without delays.
