Overview

The objective of this procurement is to appoint a Contractor to provide the Contract Works for the remediation and refurbishment of the 11 units within the building and the grounds at 402 Hutt Road, Alicetown. Kāinga Ora wishes to commence external and internal refurbishment work of 402 Hutt Road, Alicetown, Lower Hutt early February 2023. The target for this project is to complete the anticipated remediation works by September 2023.
• Address roofing weather tightness issues – redesign existing roofing, reset external pitch, upgrade insulation levels, new external rainwater goods;
• Weather tightness, fire safety, services including power mains, main switch board, drainage and sewer and asbestos surveys;
• Rectify external building defect issues – concrete and cladding defects, and poor insulation levels to the building;
• Services upgrades, e.g. electrical and heating systems;
• Replace existing window joinery with double glazed, aluminium framed windows, upgrade tenants’ flat doors and main block doors
• Reconfiguration to incorporate washing machines within each unit;
• Best thermal proposal for the buildings envelope given the constraints of the existing structure;
• Seismic upgrades and compliance with Healthy Homes legislation;
• Replacement of internal joinery and carpentry;
• Mechanical ventilation;
• Upgrade tenants’ flats internally with new kitchens and bathrooms, insulation and ventilation, heating provision, floor coverings and redecoration;
• Internal refurbishment and redecoration of communal areas;
• Replacement and upgrading of fire compliance and compartmentation systems, heat and smoke detection measures to both the communal areas and individual tenants’ flats;
• Security improvements incorporating access control to block entrances, CCTV monitoring systems, external and internal lighting, incorporating CPTED principles;
• General making good of external grounds including car parking, lighting features and waste disposal measures, incorporating CPTED principles.

Work to commence on 1 February 2023 be completed by 30 September 2023.
