This is an invitation from Kāinga Ora – Homes and Communities (the Buyer) for a suitably qualified main contractors to submit a Registration of Interest (ROI) for the upcoming Highbury Triangle contract opportunity. The project consists of the construction of 206 residential units across 4 buildings, ranging between 6 and 8 stories. Initial estimates indicate a construction cost in the order of $85m to $90m.
This ROI is the first step in a two stage procurement process. The purpose of which is to select up to four suitably qualified contractors who will be invited to submit a full proposal in response to a Request for Proposal (RFP). Our aim to select the main contractor, engaged via a NZS:3910 2013 Construct Only, Fixed Price Lump Sum contract with the Buyer special conditions.
This document only deals with the first step of the process i.e. the ROI process

The scope of works excludes demolition of the existing building, as well as Civil Enabling Works to prepare the site for construction of the Project. The separate Civil Works scope includes retaining walls, piled foundations and bulk earthworks, and will be completed by others in advance of the Project commencement.
The purpose of the ROI is to select a number of organisations who will be shortlisted / invited to respond to a Request for Proposals (RFP) for a construct only contract that is based on NZS 3910: 2013 with Kāinga Ora (Buyer) special conditions. Please note that the Buyer may amend the Special Conditions prior to the issue of RFP to reflect any policy, industry or project change but will be reluctant to negotiate the Buyer Special Conditions in the awarded contract with the selected Respondent (if any), following the RFP process.
It is anticipated that the RFP will be issued in July. It is also anticipated that the physical works will commence early 2022 and be completed July 2024. Please note that these dates will be reviewed over the next few weeks, we will let Respondents know if there are any significant changes.
