Overview

The project comprises the construction of a new permanent Covered Outdoor Learning Area (COLA) at Thorndon School, with a suitably experienced main contractor sought to deliver the complete works in accordance with the architectural, structural and associated tender documentation. The works include the engineered timber structure, translucent roofing, associated rainwater goods and drainage connections, hard and soft landscaping, reinstatement and all ancillary works necessary to provide a complete solution.

The preferred outcome is a durable, compliant and fit-for-purpose covered outdoor learning space that maximises the use of the school's constrained inner-city site and provides a safe, weather-protected area for teaching, gathering and general school use throughout the year. Contractors are expected to demonstrate a robust methodology, appropriate resourcing and a practical programme that manages cost, quality and programme risk while delivering the works in accordance with the architectural and engineered design. The structural design incorporates engineered glulam beams, columns and purlins together with specifically detailed connections.

Given the scale of the works, the project is likely to extend into school term time, making programme management and health and safety crucial considerations. The contractor will need to maintain safe separation between construction activities and students, staff and visitors, while carefully managing access, deliveries, noise, dust and disruption to normal school operations. The preferred programme currently anticipates commencement in December 2026 and completion by April 2027, although alternative programmes may be considered. Subject to the level of tender responses received and available budget, the project may also be split into two phases, with staging and sequencing therefore forming an important part of the contractor's proposed approach.
