Overview

The nation's capital is a lively city with a thriving cultural life, talented people, and cutting-edge businesses. It's home to three universities and has the country's highest average income. It is also a compact city with a dramatic landscape and great infrastructure. Wellington City Council's long-term strategic vision builds on these strengths to help achieve economic growth, greater success and an improved quality of life for all Wellingtonians.

In order to achieve this vision, the Council requires its built assets (approximately 600 in number and including concert venues, pools, public toilets and social housing complexes) to be maintained to the highest standard. Our Facilities Maintenance (FM) contract is one of our most significant commercial undertakings, and current arrangements expire in June 2019. We intend to release a Request for Tenders (RFT) in July/August 2018.

In advance of this, we want to engage with prospective bidders to ensure that our tender documentation is sufficiently detailed to receive the best possible quality of responses. We will be running a series of one-on-one engagement sessions with interested parties in early-May 2018.

Companies considering whether this might be the right opportunity for them should give some thought to whether they will be able to meet the following criteria:
*Previous experience of delivering major FM involving management of multiple buildings/locations and a range of trades and sub-contractors;
*Ability to respond consistently to a vast range of building and property maintenance activities within challenging pre-agreed response times;
*Ability to manage the competing requirements of a range of internal stakeholders and tenants;
*A clear commitment to service quality;
*Pre-existing technological infrastructure (including job request logging/tracking systems and ability to integrate systems with our enterprise management platform);
*Demonstrated knowledge/understanding of and current engagement with the Wellington FM supply chain; and
*Ability to work with us to ensure payment of living wage across FM activities.
