Tauranga City Council (TCC), via this Registrations of Interest document (ROI), wishes to identify up to five parties it determines have the capability, capacity and credibility to purchase and complete the development of TCC's residential zoned property located within the Lakes Subdivision in Tauranga.

The subject property comprises 22 adjoining sections, of which 5 contain houses. Their physical location is 297 to 311A Lakes Boulevard in Records of Title (RT) 730335 to 730350 (Lakes Boulevard Sections) and 1 to 6 Aneta Way in RT 726494 - 730499 (Aneta Way Properties) together (The Property).

The Property is to be sold in its entirety as a single package to a party which TCC considers will complete the development of The Property in alignment with all relevant regulatory requirements, TCC's expectations as both Vendor and Regulatory Body, and as agreed and negotiated between the successful party and TCC.

'Completion of the Development' is defined as:

1. Construct a retaining wall(s) to retain the existing large cut on the north eastern boundary of the Lakes Boulevard Sections; this being completed in a fully compliant manner with CCC issued, and
2. The 5 Aneta Way properties (with houses already developed) being issued with CCCs, and
3. The land that currently comprises vacant residential sections either being developed with dwellings holding CCCs, or being ready for sale as vacant sections for housing development by a third party, subject to completion of earthworks and site preparation, including but not limited to internal retaining wall(s) being carried out before any sales are completed. Note that the vacant sections need not remain as currently subdivided, but could be re-subdivided, subject to the consent of The Lakes 2012 Limited (The Lakes) and any resource consent approval being obtained.

This open market ROI is Step One in a three step process. This ROI presents an opportunity for respondents to provide the information required by TCC to enable TCC to determine which five parties will be shortlisted and taken through to Step Two of this divestment process.
