Overview

Southland District Council has purchased the former Henderson House building at 93 Kelvin Street, a three-level office building constructed in the 1980s, and intends to redevelop the site for Council occupation in late 2026. The scope of works includes:

• seismic strengthening
• fire safety upgrades
• reroofing and recladding
• full replacement of interior services
• complete interior refurbishment and fitout.

We are seeking a Main Contractor capable of delivering the full package of structural, building fabric, and interior works.

This project is an exciting opportunity to deliver a major redevelopment that will breathe new life into a strategically located 1980s office building. The works will transform the site into a modern civic facility that supports contemporary ways of working, aligns with future service delivery needs, and creates a stable and high-quality working environment for Council staff.

The project is well-supported, fully funded, and represents a meaningful addition to Southland’s civic infrastructure.
