Overview

The project consists of the provision of a new Warden's house at the Kaipara Air Weapons Range at South Head, in North West Auckland. The new house is approximately 160sqm, light timber frame on a concrete slab with trussed Colorsteel roof and bevel back timber weatherboards. It contains a Living and Kitchen area with deck, 3 bedrooms, 2 bathrooms and a double garage. The project also involves the provision of the associated site works and services for the new house, including driveway and new septic tank system.
Registrations of Interest are sought from main contractors who can build and manage the entire project with all required construction work handled by subcontractors to the main contractor. Building Consent will be lodged shortly, with an anticipated start on site around August 2017.
Registrations of Interest will be evaluated by a Tender Evaluation Team consisting of one representative of Fat Parrot Architecture and 2 Defence Estate and Infrastructure Group Northern Project Officers. Prequalification of contractors will be based on non priced attributes as follows:
Attribute: Company's Track Record - Demonstrate company's suitability for this projects including performance, client satisfaction and delivery on time and to programme. Weighting: 35%
Attribute: Relevant Personnel - Provide outline experience and qualifications of key personnel. Weighting 20%
Attribute: Management Skills - Provide outline of ability to manage sub-contractors, project progress, programming and ability to work alongside primary site users. Weighting 25%
Attribute: Management Processed - Provide outline of insurances held, Health and Safety Policy and Site Safe qualifications. Weighting 20%.

All personnel working on the construction site will be required to have a current Site Safe Passport and will need to comply with NZDF Health and Safety policy.

Upon GPAB approval of the ROI shortlist a Request for Tender will be issued. When the selected tenderers' Tenders are evaluated (as part of a separate GETS process) there will be a two envelope process with the non priced attributes set at 60% weighting as follows:
Residential Construction experience 40%,
References 25%,
Programme 10%,
Proximity of contractor 15%,
Quality Assurance 10%.
Non priced attributes at the ROI stage will not be carried over to the tender phase.
