NorthTec has developed a ‘base case’ student accommodation facility concept.
The ‘base case’ configuration proposes self-catered accommodation comprising approximately 50 beds configured into pods of four single rooms, each pod sharing a living space, kitchen and bathroom. Preliminary design includes 20m2 per student including shared and utility space, giving a total development of approximately 1000m2. The ‘base case’ includes a shared laundry for use across the facility, but options include a laundry cupboard in each pod. The ‘base case’ assumes a rent in the range $150 to $175 per student per week, and an occupancy rate of 47 weeks per year. The options of dormitory accommodation with communal dining, or catered accommodation, have been excluded from our plans. NorthTec invites expressions of interest for alternative developments to the ‘base case’. Ideally the development will be located in central Whangarei.
