Project Background
The site is located approximately 5 km south southeast of Rotorua. Waipa Bypass Road (SH5), is a Deferred Selection property in the LINZ Landbank portfolio, the main building on site received dangerous building (S121) notice from the Rotorua District Council. The buildings no longer fit for purpose, are not economical to repair and are to be demolished.
The site operated as the maintenance workshop for the neighbouring Mill (Red Stag Timber), there is limited information available regarding the detailed history of the site, including when this parcel of land was excluded from the operational mill. The building was leased by an engineering company from 1997 – 2018 when the lease was terminated due to the dangerous building notice. A second lease to Planet Bike remains in the areas of the building not affected by the S121 notice.
There are four structures onsite; the primary structure, the Workshop (pre-1956), is a single-story industrial building with a saw tooth roof and concrete slab and the building is approximately 110m long by 24m wide, is timber framed and primarily clad with asbestos sheeting with a lightweight iron roof. The main workshop building is reported to have an earthquake rating of 15%NBS due to deterioration of timber structure. Additions to the Workshop were built around 1968. These additions include an office space, a large garage space, a boiler room, and a medium sized office. All areas are connected to and accessible via the Workshop.
The three smaller ancillary garage type buildings are single storey, heavily dilapidated and asbestos clad.
