We’re seeking a suitably qualified and experienced developer to design and deliver housing on the Site. We think that the successful candidate, whether a single entity, or a new entity (whether a joint venture or Limited Partnership), will have:
(a) Experience in design and delivery of housing developments on 'greenfields’ sites at or around the indicated number of houses in the RFP.
(b) Where Build-to-Rent Dwellings, Dwellings forming part of a PHO Scheme, or Social Housing Dwellings are being proposed for this development, a clear understanding of the requirements and experience in establishing, managing, and delivering these housing typologies.
(c) Good practices for, and experience in, engaging with and enabling trusting relationships with stakeholders, listening to stakeholders, and appropriately reflecting on their expectations for the use of the Site.
(d) Experience in delivering outcomes for iwi and experience in commercial partnerships with iwi, especially commercial partnerships relating to housing developments. Examples of iwi outcomes from previous LFH sites include increasing iwi capacity and capability in development (for example, through development partnerships with local iwi). Other outcomes could include housing supply to meet the need of local communities including iwi.
(e) Clear processes for managing contractors and suppliers, and for communicating in a sensible way with stakeholders.
(f) Good design practices for designing and delivering staged land development (including the infrastructure and landscaped environment to be delivered), and delivering safe, warm, and appropriately designed housing.
(g) Good health and safety practices that keep everyone safe in the work to be undertaken on the Site, and that the safety considerations are incorporated into the design.
(h) Good practices for waste management and minimisation which incorporate into design and construction.
The Development Agreement (DA) will follow next week by way of an addendum.
