One of the buildings shared a party wall with the Paper Plus building (243 Broadway) along approximately half its length. This wall required reinforcement when the building was removed, so steel beams were installed to ensure its structural integrity. However, other works are required to enable a Code Compliance Certificate to be issued for the demolition, including sealing of the party wall to prevent water ingress.

The demolition works have stalled, and with the Stratford District Council (Council) recently purchasing the vacant land to provide public open space, Council has agreed to complete the necessary works.

The Contractor shall carry out the following works, but is not limited to:

2.1. General
 Site Establishment – Set up and maintenance of site fences
 Implementing approved Traffic Management Plan
 Disposal of debris at an approved site
 Supplying of an Engineer issued PS4for building consent purposes.

2.2. Removal of top section of party wall
 Prep for the removal of the top section of the party wall
 Cut and remove the top party wall section above the height of the steel beams leaving sufficient room to fit a cap flashing
 Install a new cap flashing on top of the party wall

2.3. Removal of concrete pad on ground
 Breaking up concrete pad in the designated area around the steel column footings
 Back fill excavated area with pit fines and compact, leaving site tidy and clean
